  • How long should I keep off my newly sealed driveway?

    Quick Answer: 24-48 hours


    It is recommended to keep off of a newly sealed driveway for at least 24-48 hours. This will allow the sealcoat to fully cure and harden, ensuring that the surface is protected and that the sealcoat adheres properly. During this time, it is important to keep the surface free of foot or vehicle traffic, as well as objects or debris that could potentially damage the surface. Allowing the sealcoat to cure and harden for the recommended time frame will ensure that it will be more durable and have a longer lifespan.

  • What is sealcoating?

    • Protective coating applied to the pavement surfaces to reduce the natural deterioration process of asphalt due to weathering and provide fuel resistance as well as cosmetic appeal.
  • Should I use oil base or water based sealer?

    Quick Answer: Water based (aka Asphalt Emulsion)


    Oil-based sealers are not as good as asphalt emulsion sealers for driveways because they do not provide the same level of protection and durability. Asphalt emulsion sealers are water-based and are better at penetrating the surface of the asphalt, which helps to fill in small cracks and improve the overall condition of the driveway. Oil-based sealers, on the other hand, sit on top of the surface and can be prone to peeling and flaking over time. Additionally, oil-based sealers are not as environmentally friendly as asphalt emulsion sealers and can produce strong odors during the application process. Overall, asphalt emulsion sealers are considered to be a better option for protecting and maintaining the condition of driveways.

  • How often should I sealcoat?

    Quick Answer: 2-3 years


    The frequency at which you should sealcoat your asphalt depends on a number of factors, including the amount of traffic the surface sees, the climate in your area, and the condition of the asphalt. In general, it is recommended to sealcoat your asphalt every 2-3 years to maintain its integrity and appearance. However, it is best to consult with a professional or a contractor to determine the best schedule for your specific situation. Lack of care can result in costly repairs or even premature replacement. Proper maintenance has proven to extend the life of asphalt parking lots and driveways by as much as 300%.

  • How does it prolong the life of my asphalt driveway?

    • Sealcoating prevents oxidation. Asphalt pavement begins to deteriorate almost as soon as it’s placed. As the pavement is exposed to oxygen, the asphalt binder (tar) hardens. This hardening results in a brittle surface that will eventually crack. The cracks enable oxygen and rainwater to penetrate the pavement, often into the subbase, weakening it and reducing the pavement strength. Sealcoating protects the surface and fills the surface voids, reducing the pavement exposure to oxygen and water, ultimately extending the pavement life.
    • Sealcoating resists ultraviolet rays. These rays from the sun also cause the pavement to deteriorate. They break down the links between carbon bonds in the asphalt, causing the pavement to crumble. Regularly applied coats of sealer prevent ultraviolet rays from penetrating the pavement.
    • Resists oil and gas spills. Gasoline or oil will often soften the asphalt. Coal tar sealers aren’t soluble in gas or oil so they prevent damage caused by leaks or spills. By filling surface voids, seal coating also reduces the depth to which oil or gas can penetrate the pavement.
  • My driveway was just paved. When should I seal it?

    • We recommend that you wait at least 30 days. Asphalt needs at least 30 days to fully cure. If a sealer is applied before the pavement has cured, the oils in the asphalt will work their way to the surface and the seal coat will not adhere properly.
  • How long does it take to dry?

    • We recommend staying off of your driveway completely for 24 hours. If the driveway has direct sun exposure, it will dry within 30 minutes however it takes approximately 30 days for the sealer to completely cure. Allowing the curing process to initiate is critical. After the 24 hour window, you may begin to walk and drive on your newly sealed driveway. You may notice subtle tire marks. That is completely normal.  Those marks will eventually fade as the sealant cures.
    • Use extreme caution when turning your steering wheel on your cars or lawn tractors when you are not moving. This may result in power steering marks in your driveway.
    • Avoid operating ATVs, dirtbikes, golf carts or any machinery with knobby tires n your newly sealed driveway for at least 30 days.
    • Please make sure your sprinkler system is turned OFF 24 hours priors to sealing and 48 hours after sealing. This will wash away the sealer.
    • Avoid dragging or pulling material that may scratch or damage the uncured sealant.
  • Is it hazardous to our health?

    • Air sampling studies show refined tar-based sealers pose no health risk to the people who manufacture and apply them every day.
  • When do you Sealcoat?

    • We generally begin our seal coating season in the middle of May and it usually lasts until early October.
    • The temperature must remain above 50 degrees for at least 3 days prior and 3 days after the job. If the temperature hits below 50 degrees, the sealer is at risk for fading faster. The drop in temperature does not allow the product to cure or dry properly.
  • What areas do you service?

    We are expanding our commercial service area in 2024!  


    For larger commercial projects we are willing to travel approximately 2-3 hours from Pittsburgh.  


    For smaller projects/driveways we try to stay in Westmoreland County.
